The Village at Three Sisters

The Village at Three Sisters is envisioned as a vibrant market square offering unique retail, cultural and entertainment attractions and experiences, which will form the heart of Three Sisters on 35 acres near the TransCanada Highway east of the Three Sisters interchange.  A unique aspect of the land use (zoning) for this project is the inclusion of sustainable building practices built directly into the design guidelines.  These guidelines, virtually the first in Canada to be incorporated into a zoning bylaw, were added to the bylaw by Town Council as a first step towards establishing sustainability guidelines for building development on a town-wide basis.  TSMV supports this amendment, and we are looking forward to finalizing details of a ‘made in Canmore’ solution for sustainable guidelines on this project.  More information about green building programs in Alberta can be found on the Built Green Canada website, at www.builtgreencanada.ca.

Three Sisters Creek, Dyrgas Gate Commercial Site

Over the past months we have worked on the approval of several key non-residential land uses and development projects at Three Sisters, as we continue to expand and diversify the mixture of land uses and services offered in the resort.  One of these projects includes the land use redesignation of a 2-acre mixed use site on the Three Sisters Parkway at the intersection of Dyrgas Gate.  Construction of the Mountaineers Village commercial / mixed use project next door to this site continues to progress well.  The first of several planned commercial development projects at the resort, Mountaineers Village, by Alpine Homes, is a 1-acre neighbourhood commercial site at the intersection of Dyrgas Gate and the Three Sisters Parkway in the Three Sisters Creek community. Mountaineers Village will be offering a range of goods and services to residents and visitors to Three Sisters Mountain Village within the next year, and will also be home to the new Three Sisters Mountain Village Discovery Centre.

Stewart Creek Phase 2

We also continue to diversify new real estate opportunities at Three Sisters Mountain Village, and received approval of zoning for Phase 2 of the Stewart Creek community. Canmore Town Council also approved the land use for the second phase of the popular Stewart Creek subdivision in June of this year.  Stewart Creek Phase 2 is a 6 hectare (15 ac) community phase located east of the Three Sisters Mountain Village entrance off the TransCanada Highway.  We are presently working on subdivision details for this next phase, to be accessed via Canmore’s first roundabout, at the base of Stewart Creek Drive.  In addition to continuing to expand the offering of a selection of homes at Three Sisters Mountain Village, Stewart Creek Phase 2 will extend the green spaces and trail networks created in Phase 1 of Stewart Creek.

Three Sisters Golf Resort Course

Phase 1 of the Resort Centre is underway, starting with initial site preparation for our second golf course, the Three Sisters Golf Resort course.  With site preparation underway for the new course we have been focusing a great deal of attention on other areas that will comprise the soul of the Three Sisters Mountain Village resort community – The Sanctuary at Three Sisters – and will continue working on this area in the coming months.  Watch the Bow Valley newspapers and this page for more information about a second community-wide workshop we are planning to solicit further community-wide input for the Village development program.

Stewart Creek Golf and Country Club Permanent Clubhouse

Approval of the development permit for a permanent clubhouse at the Stewart Creek Golf and Country Club represents a major step forward for TSMV.  The new building, which will be located on the same site at the existing temporary clubhouse, will greatly enhance the experience of play at SCGCC.

The rewarding golf experiences at SCGCC are the main reasons for its success, but did you know that the course is also successful in environmental stewardship?  Just one aspect of this role was the SCGCC’s participation in The Natural Step early adopter program, and our participation in the launch of The Natural Step in Canmore in October of last year.  The outcome of our participation as an Early Adopter included a “Sustainability Vision” and “Sustainability Action Plan”, both based on a critical evaluation of existing course management practices through the TNS filter over a period of six months.  We continue to participate in the TNS program, which has resulted in the pursuit of research into the applicability of environmental initiatives such as bio-diesel and large-scale composting at the course.  The Town of Canmore is presently implementing components of The Natural Step framework, and other companies that have participated in the TNS program globally include Nike and Ikea.  As an Audubon International Cooperative Sanctuary course, Stewart Creek Golf and Country Club was a natural fit for The Natural Step.  One of the fundamentals of TNS is to promote a wider understanding and commitment to sustainability, and the implementation of sustainable development, by working directly with organizations, individuals and communities.  For general information, you can visit the Natural Step Canada website at www.naturalstep.ca.  To see a full summary of the Natural Step’s Early Adopter report for the Stewart Creek Golf and Country Club, go to www.biosphereinstitute.org/docs/EA-Case-Study-TSMV.pdf.

Overhead Powerline Burial

Burial of 4.4 kilometres of two 138 kV overhead transmission power lines that ran through the Three Sisters Mountain Village project site is now complete.  Many existing areas with the Three Sisters community are “seeing” the benefit of this major utility initiative which has resulted in immediate enhancements to the resort, and will result in the ability to more effectively plan other areas of the resort community as we move forward.

The burial of over 4.4 km of three independent power lines through a complex series of existing subdivisions, undermined lands and future development lands represents the dedication and commitment of Three Sisters Mountain Village and our shareholders to the development of the Resort Centre in the Town of Canmore. As part of the Three Sisters Golf Resort course, the powerline burial is a necessary first step for the delivery of the Resort Centre, and by investing over $10 million into hard infrastructure crossing the Resort Centre site, Three Sisters Mountain Village is firmly committed to the delivery of an exciting new resort development!
